Buy, rent, sell — and everything after.

Overview

Most agencies stop at the signature. A Caribbean property is only worth what someone on the island is prepared to do for it every week — so we do the buying, the letting, the selling and the managing ourselves.

At Go Tropical, we go beyond buying and selling. From luxury villa rentals and property management to personalised concierge, guest services and destination experiences, we make Caribbean living effortless, exceptional and distinctly yours. Discover what we can do for you — connect with our team today and let us take care of every detail.

Buy the Go Tropical way

Interested in investing in property? Get an agent who argues with you.

Buying in Barbados is not difficult. Buying the right thing in Barbados takes someone who knows why one side of a road rents for double the other, what the maintenance really costs on a beachfront pool, and which developments have a resale history worth looking at.

We will walk you through the whole thing — shortlist, viewings, offer, attorney, conveyancing and completion — and then, if you want, we manage and let it for you afterwards.

Rent the Go Tropical way

The ideal villa or apartment, with all the bells and whistles.

Renting from a management company is not the same as renting from a homeowner. Our properties are professionally cleaned and managed to a consistent standard, availability and confirmations are immediate, and there is a representative you can call at any hour of any day.

You get the space of a house and the service of a resort: in-villa massage and spa treatments, a private chef, groceries in before you land, childcare, and discounted tours, dinner reservations, sporting activities and equipment hire through the vendors we have worked with for years.

Sell the Go Tropical way

Interested in listing your property with us? Drop us a line.

We would rather have a short list of properties we can genuinely sell than a long one we cannot. So the first conversation is a valuation and an honest view of the market — what is moving, at what price, and what your house needs before it goes out.

Then we photograph it properly, write it properly, put it in front of an audience already looking at Barbados, and handle every viewing ourselves so you are not fielding calls from another time zone.

Property management in Barbados

Property management is the day-to-day care of a property on the owner’s behalf. It is not the same as selling a house, and it is not the same as advertising it for rent. Selling ends at completion. A rental listing ends when a tenant or guest books. Management carries on year-round, whether the property is occupied, let or standing empty between visits.

Owners use it because a house in the tropics needs attention it will not get from overseas: salt air on fittings, a garden that grows fast, a pool that needs weekly care, and trades who answer to someone on the island.

What we look after

What a property needs depends on the property, so the list below is the starting point for a conversation rather than a fixed package.

  • Routine inspections of the property, inside and out, with photographs
  • Coordinating maintenance and repairs, and overseeing the work
  • Housekeeping and general upkeep, including arrangements between stays
  • Coordinating tenants or guests, including arrivals, departures and questions during a stay
  • Regular communication and reporting to the owner, wherever you are
  • Day-to-day operational support: utilities, deliveries, suppliers and keyholding

How we work with owners

Costs depend on the property, its condition and how much work it needs, so they are quoted after that first visit rather than published as a standard rate.

  • We visit the property and agree what needs looking after and how often.
  • You get a written scope so it is clear what is covered and what is charged separately.
  • We report after inspections and whenever something needs a decision.
  • Work above an agreed limit is quoted and approved by you before it starts.

Looking for something else?

If you want to sell or let the property rather than have it managed, those are separate services:
