Understand the costs before you begin

Every sale is different. Before setting a price or accepting an offer, ask your Barbados attorney and tax adviser to confirm the costs that apply to your property and ownership structure. Go Tropical can help you identify the questions to raise and coordinate the information needed.

Property transfer tax

The general rate is 2.5% of the applicable taxable amount. Thresholds and exemptions may apply, especially to built property; have the attorney calculate the transaction.

Stamp duty

The statutory schedule lists BBD $10 per BBD $1,000 of value (1%) for a conveyance. Ask the attorney to confirm the valuation basis and who is responsible under the sale terms.

Other tax situations

Land Development Duty may apply to certain land in designated development areas. A sale of company shares can have separate property transfer tax and stamp-duty treatment.

Professional costs

Request written estimates for legal and agency fees, mortgage discharge costs and any specialist advice. Confirm unpaid property charges and maintenance items.

Tax note: figures are a general guide, not a personal calculation. Thresholds, exemptions, ownership structure, development-area status and the sale contract can change the result. Have a Barbados attorney or tax adviser verify the current liability before publication and for each sale.

Your sale, step by step

01

Start with a conversation

Share your goals, preferred timing and any questions about selling.

02

Agree the sale strategy

Review the property, comparable market context, likely buyer audience and an appropriate asking-price approach.

03

Get sale-ready

Gather property information and records; agree any repairs, presentation work, photography and showing arrangements.

04

Launch and manage interest

Present the listing across agreed channels, respond to enquiries and coordinate viewings and buyer questions.

05

Consider and negotiate offers

Review the proposed price, conditions, timing and buyer position with your adviser before deciding how to proceed.

06

Let the attorneys progress the sale

Once an offer is accepted, the parties’ attorneys prepare and review the contract and manage the legal transfer.

07

Complete and hand over

Settle agreed completion requirements, confirm included contents and arrange keys and possession in line with the contract.

Documents and next steps

Make the legal handover easier

Some properties are sold by transferring title; others may be held in a company. The attorney should confirm the sale structure and request the documents that apply.

Documents to have ready

The difference between a house that is merely clean and a house that is ready is usually a list, a set of keys and someone who checked.

For a sale of title
  • Contact details for the attorney acting for you; ask when they should be formally instructed.
  • Original title deeds or the location of the title records, plus any copies already available.
  • Current land-tax demand and evidence of recent payment.
  • Plot plan and available property plans.
  • Recent water, electricity, internet and other relevant utility statements.
  • Current insurance information.
  • Any planning applications, permissions, approvals or property-compliance records relevant to the home.
  • A written inventory identifying items included in, or excluded from, the sale.
  • Information about keys, access and handover arrangements.
  • Where applicable, records relating to overseas funds used to acquire the property or other exchange-control documentation. Ask your attorney what is needed.

In addition to the property records above, ask the company’s attorney or accountant to identify the current corporate documents required. Depending on the structure and transaction, these may include:

  • Certificate and articles of incorporation, plus any amendments.
  • Current register of shareholders and share certificates or equivalent ownership records.
  • Annual returns and available audited or management accounts.
  • Information on directors, resignations or appointments that may be needed to complete the transaction.
  • Certificate of good standing or other corporate status records, if requested.
  • Company declarations, resolutions or powers of attorney required by the attorney handling the sale.
