Property Management in Barbados

A home well cared for. An island you can enjoy.

Your property should be a place to look forward to, wherever you happen to be. Go Tropical helps you plan its day-to-day care, prepare for arrivals and keep essential work moving — with support shaped around the way you use your home.

Overview

Care that fits your home and your plans.

From an initial property review to an agreed schedule of visits and practical support, we help turn a long list of responsibilities into a manageable plan. You decide the scope of assistance, the approvals required, and how you prefer to hear from us. Nothing is assumed, and nothing is arranged without your say-so.

Property Management

For an owner, managing a property could be very time consuming and costly exercise. It can practically become a full-time job tracking rent payments, late collection fees, handling tenant complaints and managing repairs or renovations. We have a 20+ year track record for providing property management services to mid-range and Luxury Clientele. Contact Us to find out about Go Tropical’s Property Management Services.
Who this service is for

Four kinds of owner, one way of working.

Every managed property is assigned its own representative — one person who knows the house, the staff, the neighbours and the history, and who is reachable 24 hours a day.

01

Owners living overseas

Have a local contact to help follow up on the practical details while you are away, and to be there when someone needs to be.

02

Private holiday homes

Keep your home cared for between visits and ready for your return, so arriving feels like arriving rather than catching up.

03

Villas and apartments

Coordinate property upkeep and preparation around guest stays, with the turnaround planned rather than improvised.

04

Long-term rentals

Arrange condition checks, maintenance follow-up and agreed tenant support, with a clear record of what was done and when.

What we look after

Practical help, from the front door to the garden.

Choose the whole plan or the parts you need. Every service below is agreed in writing before it starts, so you always know who is doing what.

Property visits and condition checks

Agree a visit schedule that suits the property and its occupancy. We check accessible rooms and outdoor areas, note visible concerns and highlight anything that needs attention. A clear visit record tells you what has been checked and what happens next.

Inventory and household records

Create or review a practical record of furnishings, appliances, linens and household essentials. Condition and missing items are noted, and the record is updated after approved changes or handovers — a shared reference for you and for anyone looking after the home.

Maintenance and repair coordination

We organise the steps between identifying a problem and arranging a remedy: suitable quotations, your approval where required, access scheduled, and progress followed up. Completed work and anything still outstanding are recorded.

Preventive care planning

Build a calendar for the routine attention a Caribbean home needs: air-conditioning and appliance servicing, pool equipment, garden upkeep, and checks for the wear that comes with heat, humidity and coastal exposure. Planned ahead, it is simply easier to arrange.

Household supplies and replenishment

Review the agreed essentials — cleaning products, toiletries and everyday household sundries — and arrange approved replenishment before an owner visit or guest arrival, with a list of what was needed and what was supplied.

Staff and contractor coordination

Help identify suitable household support and coordinate agreed duties, access and schedules — cleaners, housekeepers, gardeners, pool technicians and maintenance specialists. Everyone knows which tasks are theirs and how to report a concern.

The island is hard on a house. Planning makes it easier.

Salt air, heat and humidity work away at a property whether anyone is in it or not. A preventive calendar spreads that work across the year instead of leaving it to the week before you fly in.

Arrivals and occupancy

Ready for arrivals. Supported between visits.

The difference between a house that is merely clean and a house that is ready is usually a list, a set of keys and someone who checked.

Owner, guest and tenant preparation

Coordinate cleaning, linen preparation and the agreed arrival checks: the home presents well, essential supplies are in place and access arrangements are understood. Where your plan includes it, we arrange a practical handover and a check after departure.

A local point of coordination rooted in Barbados

An agreed contact for property questions and contractor arrangements. Communication channels, service hours and the escalation route are confirmed at the start, so everyone knows how to raise an issue and when to expect an update.

Refurbishment and improvement support

For an approved upgrade or refit, we help coordinate the work schedule, contractor access and progress updates. The scope is agreed before work starts and changes are flagged for your approval. Specialist design, construction and technical decisions stay with the appointed professionals.

Thoughtful preparation for the way you stay.

Property care and hospitality meet in the details: a clean home, a working arrival plan, and a clear explanation of how the property actually operates — which switch, which gate, which number to call.

Tell us what you need for owner stays, holiday guests or longer occupancies, and we will agree what belongs in your management plan. If you would like extra help with a stay, ask about the concierge and destination services below.

Getting started

Start with a conversation about your property.

Four steps from first enquiry to a plan in action. Responsibilities, scheduling, access and approvals are settled before any work begins.

01

Tell us about the home

Where it is, what kind of property it is, how it is used at the moment and the support you are looking for.

02

Let’s talk about your priorities

Existing arrangements, maintenance concerns, access, and anything already in the diary — arrivals included.

03

Agree the service plan

Responsibilities, scheduling, approval rules and how you would like to hear from us, set out in writing.

04

Put the plan into action

We arrange the agreed care, keep you updated, and revisit the plan as your use of the home changes.

Questions owners often ask

Before you get in touch.

If your question is not here, ask it directly — we would rather answer it now than after a plan is agreed.
Can you look after a home that is not rented?
Yes. We can discuss a care plan for an unoccupied property or a private holiday home — visits, maintenance coordination and preparation for your return. Many of the homes we look after are never let at all.
Tell us which responsibilities you would like help with and we will confirm whether they can be arranged on their own or as part of ongoing support. Some tasks depend on others being in place, and we will say so when that is the case.
The update schedule and format are agreed when your service plan is prepared. That can include visit notes, photographs and the status of approved work, sent at whatever interval suits you.
Your plan sets out how issues are reported and how work is authorised — including the value at which we come back to you for approval. Arrangements for urgent action and the contact hours that apply are agreed in advance, not improvised.
Often, yes. Tell us about the people already supporting the property and the plan can define who is responsible for what, so tasks are not duplicated and nothing is assumed to be someone else’s job.
